New condos, old Victorians, and everything with a radiator. We start with circulation and storage, then lock colour, furniture, and lighting. Site visits around Richmond Hill, York Region, and the GTA.

Pieces from the floor, custom sofas, dining tables, and millwork. Once a custom good is cut or ordered, it follows the same refund rules as our other sites: it is not a change-of-mind return.

So you, your partner, or your landlord can see the room before we spend on millwork. Extra views billed per image.

06 · Kitchen & bath
Layouts, millwork, stone, and lighting. We coordinate with your contractor; city fees and trades are paid by you unless the proposal says otherwise.

07 · Project management
Bid review, contractor coordination, site visits, and answers when the field has a question. Billed as a percentage of construction or a fixed addendum.
3–6% of construction, or a custom quote
